The Security of a Reserve Amount
You may offer the property with a reserve amount, giving you security the final sale price will meet your expectations. 

Only Qualified Buyers Participate
A sizeable, non-refundable down payment deposit is made by the buyer at the conclusion of the auction.  This deposit is your security that our new buyer has sufficient funds to complete the sale.

You Set the Date and Time
An auction brings our buyers to the table on your time frame; avoiding prolonged periods of time waiting for an offer.  Setting a date and time puts an end to the expenses of insurance, mortgage payments, utilities, taxes and maintenance.

Efficiency
A 60-day window to closing.  The auction takes place 30 days after listing and the closing takes place 30 days after the auction. 

As Is, Where Is
All my properties are offered "As Is, Where Is."  The property sells in its current state and condition on auction day. 

No Contingencies
The property is offered with no contingencies.  Sellers are not asked to paint, install, fix or repair anything.  Prospective buyers are welcome to perform a whole-house inspection; however, the nature of an auction sale eliminates the sellers being presented with a lengthy list of repairs deemed necessary by the buyer.
